Hire A Licensed ContractorBefore you hire a contractor to make improvements and changes to your property, follow these 10 important rules: 1. Hire only licensed contractors. 2. Check a contractor's license number online or call 800-321-2752. 3. Get three references, review past work. 4. Get at least three bids. 5. Get a written contract and don't sign anything until you completely understand the terms. 6. Never pay more than 10% down or $1,000 - whichever is less. 7. Don't let your payments get ahead of the work. Keep your own records of payments made. 8. Don't make a final payment until you are satisfied with the job. 9. Don't pay cash. 10. Keep a file and put in all bids, contracts, payment records, plans, material orders and anything else relating to the project.

The Physical Inspection WHAT IS IT? The Physical Inspection of a residential property being purchased in California is a RIGHT given to the BUYER. The Buyer may take advantage of the time agreed between Buyer and Seller to have any visual and operational inspections performed. A Physical Inspection usually provides to the Buyer information in a written report about the major systems of the structure, including elements of the plumbing, heating and electrical systems, and the condition of any included appliances. Is It Important? Every Buyer has a different level of sophistication and familiarity with the major and minor workings of a building meant for residential housing. In almost all residential purchase transactions the Buyer is entitled to conduct investigations and then, based on the information in the inspection report, determine how to proceed with the purchase or cancel the agreement to purchase. The California Association of REALTORS ® has determined that a Physical Inspection is important enough to include a standard clause in its Residential Purchase Agreement. Home Inspection Companies. I will provide a list of home inspection companies to my clients. A physical inspection conducted by a seller will not preclude or disallow buyers from conducting their own inspections according to the terms and conditions agreed to in the Residential Purchase Agreement, however it will identify for a selling homeowner any problem areas which can be addressed for resolution prior to placing your property on the market for sale.
